The Importance of Professional Crawlspace Encapsulation In Colorado:

The climate in Colorado can make crawl spaces be prone to moisture issues due to snow and ice melt in the winter. Moisture in crawl spaces can lead to problems such as mold growth, wood rot, and insect infestations.

The type of foundation of the home is also important to consider. Many older Colorado homes with crawl spaces tend to be built on a pier-and-beam foundation, which is more susceptible to moisture issues than homes built on a slab foundation.

Local Colorado soil conditions are heavy in clay, which causes annual expasion and swelling during the heavy snow melt & raining seasons.  This constant movement erodes structures allowing moisture to influtrate eventually.

When it comes to protecting your home’s crawl space, installing an ecapsulated vapor barrier can be an effective solution. Frequently asked questions about waterproofing, the products Liftech uses, and more!

What is the best floor liners for encapsulation?

First, here are the common quality metrics in encapsulation liners:

    • Thickness (mils).  A mil is a measurement that equals one-thousandth of an inch, or 0.001 inch. One mil also equals 0.0254 mm (millimeter). Thus a mil is not the same thickness as a millimeter. The term “mil” is not an abbreviation but a unit of measure.
    • Tear Strength (warp or weft)
    • Tensile Stregth (lbf).  LBF is the measurement of pound force per square inch.
    • Puncture Resistance (lbf).  LBF is the measurement of pound force per square inch.
    • Fire Rating (class A-D). Fire class ratings are a way of classifying materials by their ability to support and propagate fire and also indicate the smoke produced by the material. This is determined by a flame spread index.   Learn how the flame spread index is measured here.
    • Manufacturer Warranty

Secondly, here is what Liftech suggests as the best encapsulation liners for Colorado homeowners & exceeds local building compliance codes in Colorado:

    • 45 mil thickness because this is thick enough to protect your home from natural gas infultration as well as completely waterproof your foundation.  Radon gas naturally expelling from the ground is a common concern in Colorado, so we always suggest thickness that can double as a vapor barrier & waterproof liner.
    • Tear Strength of Warp 62.8, Weft 87.0.  This is especially important if you’ll be active over your liner.  For instance, if you store things in your crawlspace over your liner.
    • Tensile Stregth ~290 lbf (directional average).
    • Puncture Resistance over 90 lbf.  This is especially imporant if you want to keep criters from puncturing & invading.
    • Fire Rating A.  This is the best fire rating & more resistent to fire.  Colorado is a very dry state & prone to fires, so we always install the best fire rating materials.
    • Liftech is a proud dealer of SafeBasementsTM products which include an industry-leading 25 year manufacturer warranty.  Learn more about their 45 mil liner.
Should I encapsulate my crawl space myself? Or hire a professional?

The major factors to consider are is your skill level & expertise.  Encapsulating your crawl space requires the highest grade materials and certified installation methods to accomplish effective waterproofing.  Liftech professionals use the industry best Safebasements material, install them correctly, while saving you signfificant amount of time, and offer the industry’s best warranty.

What is the difference between a vapor barrier and encapsulation?

Unlike vapor barriers that are only overlapped over the crawl space dirt, encapsulation systems cover the entire floor & all of the walls. This creates a much stronger barrier that completely resists moisture, mold, mildew, and pests.  Liftech’s standard is to insulate the foundation walls and in between the rim joists to keep out moisture and help control the climate of the crawl space.

Are sealed crawl spaces worth it?

Water and mold damage are incredibly damaging to your home and your health.   At Liftech, we consider

    • your health invaluable
    • the nelegect costs worst than prevention costs on your home
    • sealed crawl space can give the homeowner around ~18% in savings for heating and cooling costs.

So, to us?  It’s a no-brainer to encapsulate your crawl space.

Can an encapsulated crawl space stop bug and pest infestations?

Yes, sealing your crawl space deters critters from inhabiting this space and making their way into your home.  Bug and pest infestations are extremely frustrating, yet common for Colorado crawlspaces.

What makes Liftech's waterproofing meathods different than our competitors?

We don’t add a 2nd layer to keep plastic moisture barrier from sticking to wet soil & still make it effective.
