Commercial Concrete Repair Process

Professional Evaluation

A Liftech Concrete Expert with experience in commercial building concrete assesses the extent of the concrete settlement and determines the best approach to leveling the surface.

Drill Holes

Small penny-sized holes are drilled into the sunken or uneven concrete surface.  Before the crews begin injecting foam underneath the slabs, our exteprt teams will game plan for port placement to begin the lift.  Liftech is strategic in chosing our injection areas to ensure a successful lift.

Injection

The material is injected as a liquid, and through a chemical reaction, it forms an expandable, completely inert, closed-cell foam. When raising concrete slabs that are very large and have differing heights, it is important to have numerous polyurethane guns injecting foam underthe slab at once to disperse the weight.

Lifting

Polyurethane foam stabilizes the loose soils (often the root of the problem), while lifting and leveling the concrete.

Patch Holes

Once the concrete is leveled, the drilled holes are patched with a concrete mixture.

Finish

Polyurethane cures as a solid and is impervious to moisture. This makes it insusceptible to fracture or failure, which ensures that the concrete repair will not only look amazing, but will last.

Benefits For Commercial Buildings

  • Minimal Disruption: Polyurethane concrete leveling is much quicker than traditional methods, reducing downtime for businesses.
  • Cost-Effective: This method is generally more cost-effective than completely replacing the concrete slab, saving businesses money.
  • Less Intrusive: The small injection holes are less noticeable and less damaging to the surrounding area compared to the larger holes required for mudjacking.
  • Precision: Polyurethane foam allows for more precise leveling since its expansion can be controlled, resulting in accurate adjustments.
  • Stability: The foam provides a stable base, which reduces the likelihood of future settlement or sinking.
  • Waterproof: The foam used is water-resistant, which helps prevent future erosion and settling caused by water damage.
  • Weight Distribution: Polyurethane foam is lightweight but strong, which means it won’t add unnecessary load to the structure.
  • Quick Cure Time: The foam cures quickly, meaning the repaired area can be used soon after the process is completed.

Commercial Concrete Leveling F.A.Q.

Frequently asked questions about our commercial concrete leveling services, the products we use, local Colorado’s conditions, and more!

How long does concrete leveling take for large commercial areas?

Suprisingly, not long.  Concrete leveling can take anywhere from 30 minutes to a few hours. this depends on the scope of the commerical project.  The foam cures quickly, meaning the repaired area can be used soon after the process is completed.  Liftech’s goal is reducing downtime for your business.

Does Liftech offer a warranty for commercial concrete repair?

Yup!  Liftech offers warranties to both interior and exterior repairs to ensure that our customers stay happy and their concrete stays in place. Exterior repairs receive a 5 year warranty and interior repairs recieve lifetime warranties.

For HOAs, Homebuilders, and similiar industries – Liftech provides transferable warranties to homeowners as well.

Can the repaired concrete still move after the repair?

Continued settlement of the soil under your concrete and under our polyurethane is always a possibility, especially when dealing with exterior concrete. Colorado soils have a very high density of clay which is porous and prone to expansion and shrinkage when introduced to water. Just as the earth moves, so does your concrete. You may notice minor seasonal shifting in your concrete up and down as the soil “breathes” but this is nothing to worry about. This is the way nature works. Our experts will also work with you to identify and correct grading and drainage issues around your home. This will help to prevent recurring issues with your concrete settling.

How do I choose the best concrete repair company for this particular commercial project?

Choosing the best concrete repair company for your commercial building is crucial to ensure the safety, longevity, and aesthetics of the structure. Here’s a step-by-step guide to help you select the right company:

  1. Research and Gather Information: Start by researching concrete repair companies in your area. You can do this through online searches, local business directories, and recommendations from colleagues, friends, or industry professionals. Look for companies with a strong online presence, positive customer reviews, local experience and a track record of handling commercial projects.  Liftech is the highest rated concrete repair company in Colorado & local to Colorado.
  2. Check Credentials: Verify the company’s credentials. They should be licensed, insured, and bonded. Licensing ensures that the company meets the necessary industry standards, while insurance protects you from liability in case of accidents or damage during the repair process.
  3. Experience and Expertise: Look for a company with significant experience in concrete repair, especially in commercial projects in Colorado. Commercial buildings have unique requirements in Colorado, and an experienced company will be better equipped to handle them. Check if they have successfully completed projects of similar size and complexity.
  4. Portfolio and References: Ask the company for a portfolio of their past projects. This will give you an idea of their work quality and the types of projects they’ve handled. Additionally, request references from their previous commercial clients. Contact these references to inquire about their experience working with the company.
  5. Technology and Techniques: Inquire about the technologies and techniques the company uses for concrete repair. The best companies often stay updated with the latest advancements in the industry. They should be knowledgeable about various repair methods, materials, and equipment.  There have been several major advancements in our industry in the past decade, make sure the company you choose utilizes the best processes, materials, and technology.
  6. Site Visit and Assessment: Invite potential companies to visit your commercial building for a thorough assessment of the repair needs. A reputable company will take the time to understand the scope of the project and provide you with a detailed evaluation and repair plan.
  7. Cost Estimates: Obtain detailed cost estimates from the shortlisted companies. Make sure the estimates include all aspects of the project, such as labor, materials, equipment, and any potential additional costs that may arise.
  8. Contract and Warranty: Carefully review the contract provided by the chosen company. Ensure that it outlines the scope of work, timelines, payment terms, and any warranties offered for the repair work. A company that stands by its work will usually offer a warranty on their services.  Liftech offers warranties to both interior and exterior repairs to ensure that our customers stay happy and their concrete stays in place. Exterior repairs receive a 5 year warranty and interior repairs recieve lifetime warranties.
  9. Communication and Professionalism: Pay attention to the company’s communication and professionalism throughout the selection process. A company that is responsive, clear, and transparent in its communication is more likely to be reliable throughout the project.  Liftech offers a clear on-site foreman, project manager, and account rep for our Partnered Accounts.
  10. Compare and Make a Decision: Compare the information you’ve gathered from different companies. Consider their experience, reputation, quality of work, pricing, and customer feedback. Based on these factors, choose the concrete repair company that best aligns with your needs and priorities.
