What Is Polyurethane Concrete Leveling?

HOW POLYURETHANE WORKS

Polyurethane leveling is a both a less expensive and invasive option for repairing a concrete floor, compared to replacement. A two-part epoxy mixture is injected under the concrete creating the polyurethane foam which creates a bond between the soil underneath your garage and the concrete itself. Subsequently the hydrophobic foam prevents water from infiltrating it and it is also not susceptible to fracture or failure, which means you will be able to enjoy this affordable solution for many years to come.
Here is how our process at Liftech works:

  • Small penny-size holes are strategically drilled approximately every 4 feet on center in the concrete throughout the affected area.
  • A two-part epoxy mix is injected with air pressure through the holes.
  • The mix reacts within seconds, creating the expanding polyurethane foam.
  • The foam fills the voids underneath the surface while stabilizing loose and poorly compacted topsoil.
  • This process lifts the sunken areas of your garage floors within minutes to hours depending on the size of the repair.
  • Our expert technicians will inject enough material until the desired garage floor height is achieved and your floors are back to their original position, correcting both grade and drainage.
  • Lastly, the injection holes are filled with cementitious grout, blending in the injection sites as closely as possible with the rest of your garage floor.

What Causes Garage Floor Sinking?

The soil in Colorado is constantly moving, seeing as we experience freezing, thawing, flooding, droughts, and more throughout the year. Given that, these natural causes allow the soil to expand and contract, causing them to fail below concrete. As soon as you notice your garage floor moving from its original height, give our team a call. We can assess the damage and provide you with a quick and affordable solution.

Is It MORE Than The Garage Floor Sinking?

In some cases, when your garage floor is sinking, the foundation itself might be moving too. Here are some signs to look for:

  • Is your garage frame and/or roof over the garage twisted and out of alignment?
  • Are your interior or exterior walls starting to crack or bow?
  • Do you see stair-step cracks in the exterior brickwork?
  • Are your exterior walls falling away from the main house?
  • Are your windows and doors in the garage not opening/closing properly?

If you answered yes to any of these questions, contact our team at Liftech today. The sooner you have your garage inspected the better. This may save you even more costly repairs and hassle in the future!

FAQ's About Garage Floor Leveling?

Once you decide you’re ready to have Liftech raise your garage floor, you may have more questions about the actual process and how the job will be completed. That is completely normal! Given that, here are questions our customers typically ask:

How long does the process take?

When you request an on-site estimate from our team, they will be able to give you an accurate estimate on how much your project will cost and how long it will take. Generally speaking, most residential projects are completed in less than a day. We are typically able to fully level your garage in the matter of a few hours or less! If the project is for a commercial or municipal project, it may take a bit longer depending on the size of the project.

How long do I have to wait to use my garage again?

Trust us, we know that not being able to use your garage is a nuisance. The technique we use is very fast and sets within minutes. By the time we clean up our site and leave your location, you will be able to use your garage floor like normal and even park your car on it!

Will my concrete move after being leveled?

The entire reason you’re hiring a concrete leveling company to repair your garage floor is to prevent costly repairs from happening in the future. While your concrete will likely move, especially in exterior environments, this is no cause for concern. The polymers that we inject do not fail, and although your concrete may still move as the soil contracts and expands, it is likely that your concrete may return to its original position once moisture returns to the soil in the fall and winter. For more additional information about this, feel free to give us a call and we’d be more than happy to chat through this process with you.

Is Polyurethane safe for the environment?

All of the components that we use here at Liftech are non-toxic and completely safe for the environment. In fact, the polyurethane we use is even safe for use in potable water!
Once the mixture is injected below your garage floor, it develops an outer skin that acts as a barrier to the reaction that will occur within the skin and it fully cures as an impermeable, solid structure.

Is the process loud?

For more frequently asked questions and information surrounding our process, check out our FAQ page, or give us a call.

Professional Evaluation

A Liftech Concrete Expert with experience in commercial building concrete assesses the extent of the concrete settlement and determines the best approach to leveling the surface.

Drill Holes

Small penny-sized holes are drilled into the sunken or uneven concrete surface.  Before the crews begin injecting foam underneath the slabs, our exteprt teams will game plan for port placement to begin the lift.  Liftech is strategic in chosing our injection areas to ensure a successful lift.

Injection

The material is injected as a liquid, and through a chemical reaction, it forms an expandable, completely inert, closed-cell foam. When raising concrete slabs that are very large and have differing heights, it is important to have numerous polyurethane guns injecting foam underthe slab at once to disperse the weight.

If you are located in the greater Denver metro area or along the Front Range and have sinking concrete, Liftech can help. We are a locally owned and operated business that cares more about its neighbors than achieving massive growth numbers.
